Who we help, and what each file needs.

Banks sort borrowers into profiles before they look at anything else. Here is how the three main profiles are assessed across the 15+ UAE lenders we work with, and what to have ready.

Client profiles

Three profiles, three different conversations with the bank.

Salaried Resident

You live and work in the UAE and your salary is paid into a UAE bank account. The most straightforward file there is, provided it is presented properly: length of service, employer and existing liabilities all decide which banks will take it.

What you will need

  • Passport, residence visa and Emirates ID
  • Salary certificate addressed to the bank
  • Recent payslips
  • Bank statements showing salary credits
  • Statements for existing loans and credit cards
  • Property details or the sale agreement, once you have one

Self-Employed

You own a business, or a share of one. Banks prove self-employed income in three ways: company bank-statement turnover, audited financials, or VAT returns. Each bank accepts a different mix and sets its own minimum length of business. Matching you to the right route is the whole job.

It is a route the company behind this team knows well: across Credit Link Commercial Broker L.L.C., 2,400+ self-employed clients have been approved.

What you will need

  • Passport, residence visa and Emirates ID
  • Trade licence and company documents (MOA, share certificates)
  • Company and personal bank statements
  • Audited financials and/or VAT returns, depending on the lender
  • Statements for existing loans and credit cards
  • Property details or the sale agreement, once you have one

Non-Resident

You live outside the UAE and want to buy in Dubai. Fewer banks lend to non-residents, each has its own country list, and loan-to-value is lower. We tell you which lenders are open to your country and income type before you spend money on a valuation.

What you will need

  • Passport
  • Proof of address in your country of residence
  • Income proof: payslips and employment letter, or company financials
  • Bank statements from your home country
  • Credit report from your home country, where available
  • Property details or the sale agreement, once you have one

How much can I borrow?

Maximum loan-to-value in the UAE is set by the Central Bank and depends on whether you are a UAE national or an expatriate, the property value, whether it is your first property and whether it is ready or off-plan. Banks then apply their own policy on top, and your existing commitments set the ceiling on the monthly instalment.

Rather than quote a headline figure that may not apply to you, we work it out for your case on the first call. For a rough idea of the monthly cost, try the instalment estimator on the home page.

Already own property?

Buyouts and equity release.

Two ways to put an existing property or mortgage to work. Both are treated by the banks as products in their own right, with their own policy.

Buyout & refinance

If you took your mortgage a few years ago, the market has moved. A buyout transfers your loan to a new lender, usually for a better rate, sometimes to release equity at the same time.

Before we recommend one, we account for the exit fee on your current loan, the new bank's fees, valuation and registration costs, and show you the break-even. If it does not pay, we tell you.

Turned down already, by your current bank or a new one? Credit Link reviews previously rejected applications, and 60% of the ones it reviews go on to be approved.

Equity release

Own a property outright, or with a small balance left? Equity release lets you borrow against it to buy another property, invest in your business or consolidate other borrowing.

Banks treat it as a distinct product with its own loan-to-value and its own purpose checks. We structure the file so it passes policy the first time.

Every list on this page is a starting point. Once we have shortlisted lenders for you, you get one checklist covering exactly what those banks ask for.

Lenders

15+ UAE mortgage lenders, one document pack.

Your file is submitted only to the banks whose policy fits it. These are the lenders we arrange mortgages with.

  • Abu Dhabi Islamic Bank
  • Ajman Bank
  • Al Hilal Bank
  • Arab Bank
  • Bank of Baroda
  • Commercial Bank of Dubai
  • Dubai Islamic Bank
  • Emirates Islamic
  • Emirates NBD
  • First Abu Dhabi Bank
  • HSBC
  • Mashreq
  • RAKBANK
  • Sharjah Islamic Bank

What to expect

What we will ask on the first call.

  • Your residency and nationality, because bank policy is set by both.
  • How you earn: salary, business income or a mix, and roughly how much.
  • Your existing loans and credit cards, since they set the instalment ceiling.
  • The property: ready or off-plan, price range, and whether you have found it yet.
  • Your timeline, so we know whether to push for a pre-approval now or plan first.
  • Anything a bank has already said to you, so we do not repeat a mistake.

And after the call: Credit Link's service standards.

Loan Arrangers is a team inside Credit Link Commercial Broker L.L.C., and works to the turnaround standards Credit Link publishes for the whole company:

  • 2 hoursfor a consultant to call you back
  • 15 minutesto pre-approval
  • 7 daysto approval
  • 48 hoursat most between updates while your file is with a bank
Questions we hear most

Straight answers, before the first call.

Can a non-resident get a mortgage in Dubai?

Yes. Fewer banks lend to non-residents, each has its own country list, and loan-to-value is lower. We tell you which lenders are open to your country and income type before you spend money on a valuation.

How do UAE banks assess self-employed income?

Banks prove self-employed income in three ways: company bank-statement turnover, audited financials, or VAT returns. Each bank accepts a different mix and sets its own minimum length of business. Matching you to the right route is the whole job.

Is a mortgage buyout worth it?

Only if it pays after fees. Before we recommend one, we account for the exit fee on your current loan, the new bank's fees, valuation and registration costs, and show you the break-even. If it does not pay, we tell you.

What is equity release?

Equity release lets you borrow against a property you own outright, or with a small balance left, to buy another property, invest in your business or consolidate other borrowing. Banks treat it as a distinct product with its own loan-to-value and its own purpose checks.
